50 Fastest-Growing ZIP Codes That Are Still Affordable for the Middle Class

Despite the fact that the American middle class is shrinking -- per Pew Research Center, it has fallen from 61% to 50% over the past five decades -- there are still a number of places in the country where the middle class can thrive.



That’s what MoneyLion discovered in its most recent study, which sought to find the 50 fastest-growing ZIP codes that are still affordable for the American middle class. To do so, MoneyLion sourced all ZIP codes with populations over 20,000 in 2024 and compared those to 2019 population levels.

From that matrix, MoneyLion then located the metros in which the salaries needed to afford the average local mortgage fell into the middle class income range of $53,823 to $161,438. The result: A list of 50 ZIP codes exclusively in the South – with more than half in Texas.

Curious whether your ZIP code made the list? They’re all listed below, ranked from the highest population grow rate to the lowest.

  • The Lone Star State dominates the list: Texas has a staggering 29 ZIP codes included in the 50 fastest-growing locales still affordable for the middle class.

  • Florida comes in second: With nine appearances on the list, the Sunshine State follows Texas in terms of speedily-growing inexpensive ZIP codes.

  • Only one ZIP code is home to more than 100,000: The San Antonio/New Braunfels area of Texas has 104,009 residents, making it the only ZIP code listed to hit a six-figure population.

Methodology: For this piece MoneyLion looked at all ZIP codes with a (1) 2024 population above 20,000 (via the 2024 American Community Survey conducted by the U.S. Census Bureau). With these ZIP codes isolated, MoneyLion then found (2) the 2019 population of each ZIP code; as well as the (3) percent change in 5-year population change and (4) numerical change in 5-year population. MoneyLion then found the (5) January 2026 home value for each ZIP (sourced from Zillow’s January 2026 data). With home values secured, MoneyLion was then able to find (6) monthly and (7) annual mortgage costs assuming a 20% down payment and a 30-year fixed rate loan set at 6.01% (sourced from Freddie Mac) and including no PMI, HOA, or property taxes. MoneyLion then found (8) salary needed to comfortably afford mortgage, assuming no more than 28% of gross income would go toward a mortgage. In order to qualify, the ZIP code had to have a January 2026 home value below the national average AND factor (8) had to be within the national middle-class income range of $53,823 to $161,438 (defined as two-thirds to double the median income of an area).
