27 States With the Fastest-Growing Suburbs in America

Could making a move to the suburbs be the key to affordable homeownership in America? A new MoneyLion study reveals 27 U.S. states that have been identified for having at least one rapidly growing suburb where home values are under $500,000. Of these 27 states, 12 states, including Florida and Texas, have as many as three suburbs where the population has rapidly increased within a five-year period.
MoneyLion determined where the fastest-growing suburbs are in America by first defining suburbs as a city with at least 5,000 total households not named in a metropolitan area. We sourced the Zillow Home Value Index (June 2026) to source the average home value and kept all locations with values under $500,000. The total population for each suburb was found using the U.S. Census 2024 and 2019 5-year ACS with each five-year population growth calculated and all suburbs with a 20% or greater population growth percentage kept in the final study.

Cost-of-living factors such as mortgage and expenditures and the livability index were only included as supplemental information and do not have any bearings on the final rankings. The top three suburbs were ranked by the percentage increase in five-year population growth for each state.
Key Findings
America’s three fastest-growing suburbs are in Florida and Texas. Each suburb has experienced a population percentage increase of more than 100% over a five-year period. Wildwood, Florida, leads at a staggering 157.5% followed by Princeton (132.6%) and Melissa (112.3%), which are both in Texas.
12 states have the most (3) fast-growing suburbs: Alabama, Arizona, Florida, Georgia, Idaho, Indiana, Iowa, Louisiana, North Carolina, South Carolina, Tennessee and Texas.
Louisiana is the only U.S. state where its three fast-growing suburbs have home values under $300,000: Youngsville ($278,267) followed by Broussard ($283,620) and Gonzales ($293,705).
Head to Hamtramck, Michigan, and Hazleton, Pennsylvania, for home values under $250,000. Home values are the most affordable in Hamtramck ($171,341). Hazleton follows closely behind at $221,995.
23 states were omitted from the study due to a lack of qualifying suburbs. They include Alaska, Colorado, Connecticut, Delaware, Hawaii, Maine, Maryland, Massachusetts, Montana, New Hampshire, New Mexico, New York, North Dakota, Ohio, Oregon, Rhode Island, South Dakota, Utah, Vermont, Virginia, West Virginia, Wisconsin and Wyoming.

Methodology: For this study, MoneyLion analyzed suburbs in each U.S. state to find the fastest-growing suburbs with home values under $500,000. MoneyLion defines suburbs as a city designated by the U.S. Census with at least 5,000 total households and is not named in metro area. Using the U.S. Census 2024 and 2019 5-Year ACS, the total population was found for each place. The 5-year population growth was calculated and only the suburbs with at least a 20% population growth were kept for this study. Using Zillow Home Value Index for June 2026, the average single-family home value was sourced and all the locations with an average single-family home value under $500,000 were kept for this study. For all the remaining suburbs several factors were found including total population, total households, and median household income sourced from the U.S. Census 2024 5-Year ACS. The cost-of-living indexes were sourced from Sperling's BestPlaces and using the national average expenditure costs for all households, as sourced from the Bureau of Labor Statistics Consumer Expenditure Survey for all consumer units, the average expenditure costs were calculated for each location. Assuming a 10% down payment and using the national average 30-year fixed mortgage rate, as sourced from the Federal Reserve Economic Data, the average mortgage can be calculated for each location. The livability index was sourced from AreaVibes for each location. Cost of living including mortgage and expenditures, as well as the livability index were only included as supplemental information and have no bearings on the final rankings. With the remaining cities, the top three locations ranked by the percentage increase in five-year population growth were found for each state. Some states did not have any locations while some had more than three. Only the top three locations were selected and some states are omitted due to no qualifying suburbs. All data is up to date as of July 22, 2026.
