How Much Rent and Income Have Changed in Every State Over the Last 5 Years

It may soon be time to retire the argument that wages aren’t keeping up with rent costs. Income has grown substantially faster than rent over the past five years, according to key findings from a new MoneyLion analysis.

When adjusted for inflation, income grew faster than rent in 48 states over 2024-25 and increased in 33 states within the last five years.

MoneyLion referred to the Bureau of Economic Analysis to find the average personal income going back to 2017. We sourced the respective yearly rent for each year mentioned from ApartmentList in every state. (Vermont was omitted from the study due to a lack of data.)

From there, we found the monetary and percentage change in the per-capita income and rent over one year (2024-25) and five years (2020-25). Using the Bureau of Labor Statistics CPI inflation calculator, our calculations were adjusted for inflation to 2025 dollars.

  • Sixteen states experienced greater rent increases than income growth between 2020 and 2025. From highest to lowest change, the states and their percentages are Alaska (16.4%), New Mexico (11.7%), Rhode Island (11.6%), New Hampshire (9.8%), Delaware (8.7%), Connecticut (6.6%), Mississippi (6.1%), Kansas (5.3%), Indiana (4.6%), South Carolina (4.4%), West Virginia (3.8%), North Dakota (3.8%), New York (3.2%), Wisconsin (3.1%), New Jersey (2.7%) and Illinois (2.1%).

  • Only five states could brag that their average rent was under $1,000 in 2025: Iowa ($996), Alabama ($987), West Virginia ($959), Arkansas ($931) and South Dakota ($877).

  • Not surprisingly, Hawaii and California had the most expensive rent in 2025. The rent surpassed $2,000 per month in these high-cost states -- with monthly payments of $2,318 in Hawaii and $2,180 in California.

  • Per-capita income increased by 8% or greater in just four states over five years. Wyoming led the pack at a stunning 10.6%, followed by Utah (8.5%), Montana (8.4%) and Florida (8.4%).

  • Hawaii is the only state where income grew by more than 3% between 2024 and 2025. The final percentage is 4.2%.

Methodology: MoneyLion found the average per-capita personal income from the Bureau of Economic Analysis. MoneyLion then found the average yearly rent, sourced from ApartmentList. MoneyLion was able to find both monetary and percent change in both income and rent from 2020 to 2025. MoneyLion adjusted for inflation to 2025 dollars using the Bureau of Labor Statistics CPI inflation calculator. Due to lack of rent data, Vermont was excluded from this study. All data was collected on and is up to date as of May 6, 2026.
