How Prices Are Shifting Month to Month in America's 50 Largest Housing Markets

Housing costs are indeed going up in the nation’s 50 largest housing markets; listing prices in 48 out of 50 markets were higher in March than in February. But the silver lining is it’s cheaper to buy a home now than it was a year ago in most of these markets.

Key findings from a new MoneyLion analysis indicate there are 27 markets where homes cost less to buy in March 2026 when compared to March 2025.

In this study, MoneyLion sourced the March 2026, February 2026 and March 2025 median listing prices for single-family residences in America’s 50 largest housing markets. Mortgage interest rates were then sourced -- 6.46% in April 2026, 6% in March 2026 and 6.62% in April 2025 -- for a 30-year fixed rate mortgage. A 20% down payment was also factored in.

  • Portland, Oregon, and Memphis, Tennessee, are the only two major housing markets where median home listing prices were cheaper in March 2026 than in February 2026. Homes in Portland cost $1,667 less and in Memphis they are a stunning $5,000 less month over month.

  • Listing prices didn’t change in three markets in March and February 2026: Tampa ($419,750), Salt Lake City ($566,633) and Nashville ($519,667).

  • The four California housing markets – San Jose, Los Angeles, San Francisco and San Diego – boasting listing prices of more than $1 million. San Francisco experienced the biggest jump ($67,666) from February to March 2026, followed by San Jose ($50,333), Los Angeles ($4,967) and San Diego ($3,334).

  • Homeowners in six California housing markets pay less for monthly mortgage payments in 2026 than they did in 2025. Monthly mortgage payments are more than $200 cheaper in three markets: Los Angeles ($299), San Diego ($239) and San Jose ($210).

  • Home listings are now cheaper in 27 markets than they were one year ago. The 10 markets with the greatest YoY listing declines are San Diego (-$28,999), Austin (-$24,967), Washington, D.C. (-$22,367), Memphis (-$21,942), Salt Lake City (-$19,955), Miami (-$18,633), Portland (-$18,033), Phoenix (-$17,704), Houston (-$16,700) and New Orleans (-$15,834).

Methodology: For this piece MoneyLion first sourced the March 2026, February 2026, and March 2025 median list price for a single-family residence in each of the 50 largest housing markets (by metro) according to Zillow’s March 2026 data. With these figures, MoneyLion then sourced the most recent (6.46% as of April 2, 2026), a month ago (6.00% as of March 5, 2026) and a year ago (6.62% as of April 10, 2025) mortgage rates for a 30-year fixed rate mortgage as sourced from Freddie Mac. With these figures all sorted, MoneyLion was able to determine how much a house cost over the periods covered. Mortgages were calculated assuming a 30-year fixed rate and no HOA, PMI or property taxes included. All data was collected and is up to date as of April 21, 2026.
